Product changes – temporary withdrawal of fixed‑rate products

Following a routine review of our mortgage rates, we’ve made the decision to temporarily withdraw a number of fixed‑rate new business products.

This change reflects current market conditions, including recent movements in swap rates, and ensures our pricing remains sustainable while continuing to support brokers with a consistent and high‑quality service.

What’s changing

At 12pm midday on Tuesday 10 March, the fixed‑rate products listed below will be withdrawn from sale for new business.

What remains available

  • All variable rate discounted products remain available for new business
  • Our full Self Build and Development Finance range remains available
  • A number of retention products also remain available, including higher LTV residential fixed rates and Buy‑to‑Let retention products

Applications submitted before the deadline

  • To secure a product that was withdrawn, a full mortgage application, with all fees paid, needed to be submitted by 12pm midday on Tuesday 10 March.
  • DIPs were required by 11am on Tuesday 10 March to allow the best chance of reaching full mortgage application submission by the deadline
  • We will continue to accept a full mortgage application where the DIP had been referred, provided it was submitted by the deadline and meets our criteria

Where a full application was not completed by the published deadline, we’re unfortunately unable to progress the case further. We recognise the time and effort involved in progressing applications and understand this may not be the outcome you were hoping for.

Alternative options

While there isn’t a like‑for‑like fixed‑rate alternative available at present, our variable rate discounted products continue to be available. Our team will be happy to discuss whether an alternative solution could work for your client.

A note on notice periods

We always aim to provide at least 24 hours’ notice of product withdrawals. However, in exceptional market conditions, we reserve the right to withdraw products sooner.
